Since the value of the real estate is correlated to the operational performance, and the operator’s culture, platform, and industry experience, we find it imperative that we operate each community we own. Therefore, we can make corrective actions immediately, instead of months of ‘red tape’ working with third-party managers. 


Acquisition Criteria

Vita Senior Living is actively acquiring investment-grade senior living communities based on the following criteria:

  • Acuity: Independent Living, Assisted Living, and/or Memory Care
  • Location: All Florida Markets
  • Community Size: 40 – 140 units 
  • Census: Private Pay 
  • Operations: Management must be transitioned to Vita Senior Living upon Closing
    • Operations Transfer Agreement required to ensure a smooth transition
